These Terms & Conditions govern the use of services provided by CALL4 Property Services, located at 32 Meadcroft Close, Warsash, Southampton, Hampshire, SO31 9GE. By accessing our website or engaging our services, you agree to these terms.
“Company” refers to CALL4 Property Services. “Client” refers to any individual or organisation using our services. “Services” refers to property management, block management, lettings, maintenance, compliance, and all related services provided by the Company.
CALL4 Property Services provides property management, block management, lettings, grounds maintenance, cleaning, electrical, plumbing, fire safety, compliance checks, and 24/7 reactive support across Southampton and the South Coast.
The Company reserves the right to modify, refuse, or withdraw services where necessary to ensure safety, legal compliance, or operational practicality.
Clients must provide accurate information, safe access to properties, and any documentation required to perform services. Clients are responsible for ensuring compliance with legal obligations relating to their property unless otherwise agreed in writing.
Fees for services will be outlined in the Client’s service agreement, quotation, or management contract. Payment terms are strictly 14 days from invoice date unless otherwise stated.
Late payments may incur interest in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.
CALL4 Property Services provides 24/7 emergency support. Emergency callouts may incur additional charges, which will be communicated to the Client before attendance whenever possible.
The Company will not be liable for delays, damages, or losses caused by circumstances beyond our reasonable control, including but not limited to extreme weather, supply chain issues, third‑party contractor delays, or client‑provided misinformation.
Nothing in these terms limits liability for death or personal injury caused by negligence.
The Company may use approved subcontractors for specialist tasks. All subcontractors operate under the Company’s standards and insurance requirements.
Cancellations for scheduled works must be made at least 24 hours in advance. Short‑notice cancellations may incur charges to cover labour and scheduling costs.
Complaints should be submitted in writing to info@call4-propertyservices.com. We aim to acknowledge all complaints within 48 hours and resolve them promptly.
CALL4 Property Services complies with the UK GDPR and Data Protection Act 2018. Personal data is processed only for legitimate business purposes and never sold to third parties.
Either party may terminate a service agreement with written notice as specified in the contract. Outstanding fees remain payable upon termination.
These Terms & Conditions are governed by the laws of England and Wales. Any disputes will be handled exclusively by the courts of England and Wales.
